    The unit goes to market as soon as a departure is announced, listed at its real value: neither dumped to kill a vacancy nor overpriced into sitting empty for three months.

  2. Photos, video and presentation

    Quality photos, video, drone footage and social-media content: every unit is showcased to attract the right tenants, fast.

  3. Tenant screening

    Every applicant goes through a credit check and a rigorous file review before signing. A bad tenant costs more than a month of vacancy.

  4. Rent collection

    Payments are tracked. A delay is handled the moment it appears, not three months later once the file has gone bad.

  5. Maintenance and upkeep

    Gestion Morin plans upkeep and fixes instead of enduring them, down to opening and cleaning the grounds every season. A building that gets followed ages more slowly.

  1. Renovations

    A construction contractor licence from the Régie du bâtiment du Québec: the work is handled, not passed along.

  2. Tenant complaints

    They come to Gestion Morin and they get settled there. The owner no longer arbitrates between two neighbours.

  3. Emergencies

    An emergency in a building does not stop at five o'clock. It is received and handled when it happens.

  4. RL-31 slips

    Produced and sent within the deadlines, for every unit, without the owner having to think about it.

  5. Rent increase notices

    Drafted and served according to the rules and the deadlines. A badly served notice gets contested, and it gets lost.

  6. Evictions and the rental board

    The file is built properly from the start, because that is where it is won or lost.
